What conducive means
Circumstances that make a property easier or more appealing for timber pests to reach, logged apart from any evidence of actual activity.
The common ones
Construction offcuts buried during landscaping, garden beds built above the brick base, drainage holding water at the footing, planting set close in.
Why new estates are not exempt
Because all four of those arrive after the builder leaves, usually in the first year or two.
The building overlap
Brick overhang and blown mortar both appear on our Marsden Park jobs, and both affect how readable the inspection zone is.
Clearing them
Pull the beds back, remove buried offcuts, fix the drainage and cut planting back. Nearly every item on that list costs very little.
