Marsden Park has grown quickly since 2013, quickly enough that the roads and services have struggled to keep pace with the houses. That pace shows in what we record. At slab, a vapour barrier stopping short of the edge and punctures left untaped. At frame, tie down bolts missing four times over. At lock-up, services running where they should not: cables against structural metal, gas pipes against metal, ducting resting on the ceiling frame, and on one job a brace cut clean through to make room for something.

Waterproofing, narrowly. Pinholes are the most repeated finding we hold for this suburb and a membrane defect is the one that reliably costs the most once it is covered.
A brace is sized to resist lateral load. Cut through, it resists nothing. We recorded one on a Marsden Park lock-up, and it is the sort of thing that is invisible from the day the plasterboard goes up.
